Certificates of compliance/or exemption
Certificates of compliance are carried out on new & old properties,
both domestic & commercial. The certificates are normally required
by solicitors & lending institutions during the process of
selling & buying properties.
The certificate of compliance confirms if works carried out to
the property:
- Are in compliance with the planning permission. This may apply
to an extension or a new house.
- Are in compliance with building regulations & the building
control act.
- Certificates of exemption are provided when:
- Extensions or other works carried out to a property did not
require planning
Permission(ie), are within a certain floor area.
- When works carried out to a property were done prior
to the planning
regulations(ie), pre’63.
- The inspection involves a visit to the property,
recording of layout details, inspection at the
local planning offices & inspection of drawings & the
property for compliance with the planning permission & the building
regulations.
The cost of the inspection & issue of the certificate starts
at €275.00 for a three bedroom house. The cost may vary with
regard to location & the floor area of the property. The purchaser
will be briefed after the inspection has been carried out & the
certificate is normally sent out within two working days.
