House / Apartment Surveys
Inspection of house & apartments to check for various
defects. The surveys are normally carried out for purchasers
after an initial deposit has been paid on the property.
The inspection includes a full written report & an estimate of
remedial works costs if required. The areas checked include:
- Roof & attic for structural stability, woodworm infestation,
dry & wet rot, beetle &
other infestations. The inspection will also reveal condition of the party
walls,
compliance with building regulations, condition of insulation, water tanks & if
rewiring is required.
- Internal structural condition of the walls, floors & ceilings.
- Internal condition of the windows, doors & fittings.
- Internal check on the water pressure.
- Internal check on smoke detectors.
- Internal inspection of the fireplaces & chimneys.
- Internal check of the bedrooms, bathrooms, living & kitchen
areas for compliance
with building regulations.
- Internal inspection of all walls for rising dampness & condensation.
- External structural condition of the roof.
- External structural condition of all walls to the include
the property & boundary
walls.
- External condition of guttering, drainage & sewers.
- External structural condition of the chimney.
- External structural inspection of all extensions, garage & garden
sheds.
- External check on all windows & doors.
- External structural inspection of footpaths & entrance
driveways.
The report all includes inspecting extensions & other works
for compliance with planning permission and if certificates of
compliance or exemption are required.
The cost of the inspection & written report starts at €275.00
for a three bedroom house. The cost may vary with regard to location & the
floor area of the property. The purchaser will be briefed after
the report has been carried out & the written report is normally
sent out the same day.
