Snag Lists
Snag list reports are carried out on new houses, apartments, commercial & retail
properties:
The inspection concentrates on identifying defective works within
the property & also outstanding works to be carried out by
the contractor.
The report is faxed or emailed to the contractor & purchaser
the same day. A second inspection may be carried if the work is
of a particularly low standard or if the purchaser requests one.
The entire property is checked internally & externally including:
- The roof & attic area.
- The internal & external support block, brick or timber
walls.
- The floors & ceilings, chimneys & fireplaces.
- The structural condition of the party walls.
- Condition of all timber, tile & concrete floors.
- Condition of all internal & external walls for dampness
or not been fully dried out.
- Condition of finishing with regard to paintwork, tiling & plastering.
- Condition of all windows & doors.
- Condition of all kitchen, bathroom & bedroom units.
- Check on the plumbing & electrics(to be certified by
the contractor).
- Compliance with building regulations with regard to fire,
ventilation & escape.
- Check on all guttering, drainage & sewers.
- Condition of the gardens, footpaths & boundary walls.
The cost of the inspection & written report starts at €275.00
for a three bedroom house. The cost may vary with regard to location & the
floor area of the property. The purchaser will be briefed after
the report has been carried out & the written report is normally
sent out the same day.
