House/apartment surveys:
Inspection of house & apartments to check for various defects.
The surveys are normally carried out for purchasers after an initial
deposit has been paid on the property. The inspection includes
a full written report & an estimate of remedial works costs
if required.
The report all includes inspecting extensions & other works
for compliance with planning permission and if certificates of
compliance or exemption are required.

Structural reports:
Structural reports are normally requested when a purchaser has
problems with an existing or new property: The problems may vary
from structural cracks, subsidence, infestation of wood, drainage & dampness
problems.
The inspection concentrates on identifying the structural problems
and advising the client on what remedial works are required and
the approximate costs.

Snag list reports:
Snag list reports are carried out on new houses, apartments, commercial & retail
properties:
The inspection concentrates on identifying defective works within
the property & also outstanding works to be carried out by
the contractor.
The report is faxed or emailed to the contractor & purchaser
the same day. A second inspection may be carried if the work is
of a particularly low standard or if the purchaser requests one.

Insurance claims:
Insurance claim reports are carried out on new houses, apartments & other
properties where usually an accident has happened or a structural
defect is present:
The inspection concentrates on identifying what caused the damage
to the property. The remedial works required and the approximate
costs to carry out the works. The engineers normally work with
the knowledge of the property owners insurance company. The insurance
company should always be contacted immediately when damage has
been noticed to the property in order that they may carry out their
own assessment.

Bank valuations:
Bank valuations are carried out on new & old properties, both
domestic & commercial. The valuations on the properties are
carried out for banks, building societies, mortgage & insurance
brokers.
Valuations may also be carried when the owner of the property
wants to remortgage or change their lender.
The purchaser will be briefed after the report has been carried
out & the written report is normally sent out within two working
days.

Certificates of compliance/or exemption:
Certificates of compliance are carried out on new & old properties.
The certificates are normally required by solicitors & lending
institutions during the process of selling & buying properties.
The certificate of compliance confirms if works carried out to
the property:
- Are in compliance with the planning permission. This may apply
to an extension or a new house.
- Are in compliance with building regulations & the building
control act.
Certificates of exemption are provided when:
- Extensions or other works carried out to a property did
not require planning
Permission(ie), are within a certain floor area.
- When works carried out to a property were done
prior to the planning
regulations(ie), pre’63.
The inspection involves a visit to the property,
recording of layout details, inspection at the local
planning offices & inspection of drawings & the
property for compliance with the planning permission & the building
regulations.

Crack monitoring:
Crack monitoring is carried out on new & old properties, both
domestic & commercial.
Crack monitoring requires an initial structural report & subsequent
installation of crack monitors on the defects. The monitors need
to be inspected every three months & should be left in position
for period of two years.
